• 6 guests max + paying guests only permitted to stay overnight at the property
• No parties or events

• If use barbecue don’t forget to clean it
• Any loss or damage to guest property during the rental period is not the responsibility of the owners
• Only use supplied wood for house fire (no wood collection off property). If fire ashes get full dispose of them into a plastic bag and put in bin. No dumping of ashes outside
• SA has strict bushfire regulations –no campfires (or any open flames) allowed on the property
• Fire pit may be used May to October only

Lovely place to stay. It was the little things such as having breaky in the fridge. Such a cute little BnB very convenient location. We would definitely stay again

Neat and tidy place, easy walking distance to restaurants and pubs, breakfast provisions were a lovely surprise and very much appreciated! Thanks Sue for a great stay.

We found Baxter’s, clean and tidy, exactly as described. The only thing missing was a side fence to keep our Cavoodles in, however Sue just had some work completed just before our stay which was communicated to us before we left, no big deal or deal breaker, we brought our own folding fence with us. Baxter’s was a great place for us to stay, unwind and relax most of all we were able to take our small Cavoodles. I would highly recommend Baxter’s to anyone.

Great location – right next to the Reisling Trail and in the heart of Clare. Lovely homely place and the breakfast provisions were an added bonus! Thanks Sue for a great stay.
